InvitedHome's large group vacation rentals are privately owned luxury residences and villas of six bedrooms or more, set across the mountain towns of Colorado and Utah, from Telluride and Vail to Park City and Deer Valley. These are the homes families come back to. A milestone birthday, a wedding weekend, a company offsite, the friends who have traveled together since college: the trips that matter tend to happen here, and often in the same house, year after year.
A headcount tells you a home fits your number; the layout tells you how the week will feel. After years of placing groups in mountain homes, here’s what we know to be true.
Two guests per bedroom is a fair rule of thumb, so an eight-bedroom home suits a group of around sixteen. Then look at where those bedrooms actually sit. Sixteen people live very differently in a home where the rooms run along one hallway than in one where they are spread across wings and floors, and the layout, more than the number, is what sets the tone of the week.
Our large group vacation rentals begin at six bedrooms and run up to eleven. The largest, Aspen Street Lodge, sleeps as many as 28 across 26,000 square feet. Plan for roughly two guests per bedroom as a starting point, though many homes add bunk rooms that comfortably lift that number. Because layout matters as much as bedroom count, your advisor will confirm exactly what a given home holds against the size and shape of your party before you commit to anything.
Of course. When a single home will not hold everyone, your advisor can arrange a cluster of homes in the same town, often within walking distance of one another, so the party stays together across two or three houses. It is a common approach for groups that outgrow even our largest estates.

Some homes welcome events, while others are kept for the comfort of overnight guests alone. It is worth knowing, too, that how many a home sleeps and how many it can gracefully seat for dinner are two different numbers. Tell your advisor what you have in mind, and we will match you with a home, and a destination that suits it.
Many of our large homes are ski-in/ski-out. If lift access is a priority, start with our ski-in / ski-out rentals, or contact us and an advisor will point you to the right home in Colorado or Utah.
Every stay includes a dedicated team and a single point of contact. Depending on the home, we arrange pre-arrival provisioning, private chefs, daily housekeeping, ground transport, lift tickets, and on-call local support. For larger parties we can staff the home more fully, so the hosts get to be guests too.
